The Cooperative Apartment Financing program provides blanket mortgage for acquisition and refinance of cooperative projects in the New York metropolitan area.

bulletELIGIBLE BORROWER: Single Asset Cooperative Corporations.

bulletOCCUPANCY REQUIREMENT: 90% Physical Occupancy with no limit on sublets. Loans greater than 65% LTV require 90% pre-sales. loans less that 65% LTV require 60% pre-sales.

bullet TAX AND INSURANCE ESCROWS: Monthly Deposits Required. May be waived if certain criteria are met.

bulletREPLACEMENT RESERVES: Underwritten at a minimum of $150 per unit per annum - Monthly deposits may be waived if certain criteria are met.

bulletRECOURSE: In Most Cases Non-Recourse With Standard Exceptions For Fraud and Misrepresentation.

bulletCOMMERCIAL SPACE: Maximum 20% of net rentable area and maximum 20% of effective gross income.

bulletREQUIRED REPORTS: MAI Appraisal, Property Condition Assessment, Phase I and others if applicable.
